From 6 October 2026, new legal protections known as Awaab’s Law will require social landlords to investigate and respond to reports of substantial damp and mould within set timescales. The new rules are designed to help ensure tenants live in safe, warm and healthy homes.

To help tenants understand their rights and what to do if they experience damp or mould in their home, the Scottish Government has produced an easy-read guide explaining the new requirements, reporting process and timescales for action. Under Awaab’s Law, landlords must inspect reported issues within 10 working days, provide a written report within 3 working days of the inspection, and begin any required repairs within 5 working days where substantial damp or mould is identified.
